By booking the rental property, you accept the following house rules/terms and conditions:

1. Obligations of the tenant

The tenant undertakes to treat the rented property (rental property, inventory and outdoor facilities) with care. If damage occurs to the rented property and/or its inventory during the tenancy, the tenant is obliged to report this to the landlord immediately. 
 Defects and damage discovered on arrival must be reported to the landlord immediately, otherwise the tenant is liable for this damage. A reasonable period of time must be allowed for the rectification of damage and defects. Claims arising from complaints that are not reported immediately on site are excluded. Complaints that are only received by the landlord at the end of the stay or after leaving the vacation home are also excluded from compensation. In the event of any service disruptions, the tenant is obliged to do everything reasonable within the scope of his legal obligation to help remedy the disruption and to minimize any damage that may have occurred. 2. Arrival / Departure

The rental property is available from 16:00 on the day of arrival. On the day of departure, the rental property must be vacated by 10.30 am. Other arrival and departure times can be agreed individually with the landlord. 

3. Payment

The rent should be paid no later than 14 days after invoicing. Exception: for long-term bookings (> 6 months in advance) a deposit of 50% must be paid within 14 days - the balance is due 6 weeks before arrival.

4. Withdrawal

Up to 21 days before the booked stay, there are no cancellation costs. Thereafter, 50 percent of the total booking price is due. Cancellations made less than 24 hours before the booked stay must be paid in full.

5. Data protection

The tenant agrees that in the context of the contract concluded with him necessary data about his person will be stored, changed and / or deleted. All personal data will be treated with absolute confidentiality.

6 Liability

The invitation to tender has been prepared to the best of our knowledge. No liability is accepted for any impact on the rented property due to force majeure, power and water failures or storms. Similarly, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites or disruptions caused by natural and local conditions. However, the landlord will be happy to assist in rectifying the problems (as far as possible).
 The landlord accepts no liability for the use of the play and sports equipment provided. The arrival and departure of the tenant is the responsibility and liability of the tenant. The landlord is not liable for personal belongings in the event of theft or fire. The tenant is fully liable for willful destruction or damage. 7 Internet access via WLAN The landlord provides internet access via WLAN. He allows the guest to share the WLAN access to the Internet for the duration of his stay. Shared use is a service and can be revoked at any time. The guest does not have the right to allow third parties to use the WLAN. The owner assumes no liability for the actual availability, suitability or reliability of the Internet access for any purpose.

Shared use is a service and can be revoked at any time. The guest does not have the right to allow third parties to use the WLAN. The owner assumes no liability for the actual availability, suitability or reliability of the Internet access for any purpose.

8. Pets

Pets are not allowed in the Koseligen vacation homes "Bergluft" and "Nest". Only dogs are allowed as pets in the Koseligen vacation home "Waldgarten". The following rules apply: - The neighborhood must not be disturbed by increased, continuous dog barking. - Dogs are not permitted on seating furniture and beds of any kind. - Coarse soiling in connection with the dog (e.g. fur hair, food leftovers, etc.) must be removed by the tenant before departure. - The rental to dog owners requires a valid dog liability insurance. - The tenant is fully liable for any damage caused by the dog.

9. Open fire

10. final provisions

Photos and text on the website are for the purpose of realistic description. The constant 100% correspondence with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings, provided they are of equal value. Should one or more provisions of these terms and conditions be or become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid provision that comes closest to the economic and legal intentions of the contracting parties. German law shall apply. The place of jurisdiction and place of fulfillment is the place of residence of the lessor.

4. Cancellation

Cancellation fees of 10 percent of the total booking amount will be charged up to 8 weeks before the booked stay. Thereafter, 50 percent of the total booking price is due. Cancellations made less than 7 days before the booked stay must be paid in full.

5. Data protection

The tenant agrees that necessary data about him/her will be stored, changed and/or deleted within the framework of the contract concluded with him/her. All personal data will be treated with absolute confidentiality.

The guest does not have the right to allow third parties to use the Wi-Fi. The proprietor does not guarantee the actual availability, suitability or reliability of the internet access for any purpose.

8. Pets:

Dogs and other pets are not allowed.

9. Final provisions

Italian law shall apply. The place of jurisdiction and performance is the place of residence of the landlords.
